Selling a Property

Firstly, contact our property Sales Team at Clifford Smith Sutcliffe. We will provide a professional appraisal of your property together with an estimate of the cost involved in marketing your property and dealing with the legal aspects right through to completion, so you know from the start what the costs will be and who will be dealing with your sale

The initial step is the preparation of an Energy Performance Certificate (EPC). This has to be prepared before your property can be marketed. You should contact us as soon as possible to enable us to prepare the EPC quickly and efficiently.

We will need your deeds to begin with.  You may have them or, more likely, we will need to get them from your Mortgage Lender or the Land Registry.

When a buyer has been found we draw up the Contract. This is then sent to your buyer’s Solicitor with the supporting documents and information. Much of this extra detail we get from you, usually from forms that we send and ask you to complete.  One of these forms is a checklist of items that are to be included in the sale – whether washing line or fridge freezer.

When both parties are ready to proceed, Exchange of Contracts takes place. It is at this point that you are both legally committed and must proceed. Sometimes there can be delays before “exchange” – often because in a chain of transactions all parties need to be ready at the same time.  When “exchange” takes place a date is agreed for Completion. This date is the one agreed for your buyer to pay to us the purchase price; he will want the keys in exchange for his money.  On this date you must remove from the property if you haven’t already done so.

The final thing we must do on the date of completion is repay any mortgage or loan that you have secured on the property.  If we have not sold your property for you,then we will also deal with payment of your Estate Agents Account, and then account to you for the balance of the monies. This would normally be done on the same day.
